- Over 20 years in the trade
- Dulux Select Decorator
- £1m public liability cover
A hallway that has not been touched since the house was bought. A rental in Chadderton that needs turning round before Saturday. A feature wall in a paper that costs more per roll than most people spend on the whole room.
That is the week, most weeks.
Royton Decorators works out of Royton and covers Oldham, Shaw, Chadderton, Failsworth, Middleton, Heywood and the Saddleworth villages. Over twenty years in the trade, Dulux Select and Crown Trade approved, and one person answering the phone.
If you have been searching for painters and decorators near me and getting lead-selling sites that pass your number round five firms, this is simpler. One number, one quote, one decorator who turns up.

Interior Painting and Decorating in Oldham
Most of what we do is interior painting and decorating — a room, a landing, or a whole house at once. Preparation is where the finish comes from, and it is the part people cannot see once we have gone.
We work indoors all year, so a January booking is as reliable as a June one.
Painters and decorators near me — what a job actually involves
Furniture out or sheeted, floors covered, then filling, sanding, caulking and spot-priming before a drop of finish paint goes on. Cracked plaster gets raked out and filled rather than papered over. On older Oldham terraces we usually find hairline cracking at the ceiling line and along the chimney breast, and that is a fill-and-sand job, not a paint job.
Whole house repaints
A full house is easier to price and cheaper per room than doing it a room at a time. We work through it in a set order so you always have somewhere to sit and somewhere to sleep, and we tidy up at the end of each day rather than living out of the hallway.
Trade paint, not shed paint
We are Dulux Select Decorators and Crown Trade approved, so the materials are trade grade as standard. Contract matt on a ceiling and a durable matt on the walls will outlast the cheap stuff by years, and the difference in material cost across an average room is small.
What does a painter and decorator cost?
Almost everything gets priced as a job rather than on a day rate, because a fixed price is the only number you can actually plan around. You know what it costs before we start, and it does not change because a room took longer than we thought.
Day rate work is available where it genuinely suits — snagging, a list of odd jobs, or work alongside a builder where the scope keeps moving. Ask and we will tell you which way is cheaper for what you have.
One room, and no job too small
A single bedroom, a hallway, a stairwell you cannot reach the top of — all worth a visit. Plenty of firms will not turn out for a one-room job. A local painter and decorator ten minutes up the road can, and you still get the price in writing first.
Paper hanging
Wallpaper Hanging and Specialist Papers
Papering is a separate skill from painting, and not every decorator does it well. This is work we actively want more of — standard papers, specialist papers and hand-trimmed work.
Standard wallpapering
Wallpaper hanging on a full room or a single wall, in plain, textured and paste-the-wall papers. Walls get lined first where the plaster needs it, because paper hung straight onto poor plaster telegraphs every flaw.
Old paper comes off properly rather than being papered over. If a previous decorator has papered over paper, we will tell you before we start, not halfway through.
Specialist wallcoverings
Grasscloth, silks, foils, mica and heavy vinyls all behave differently and none of them forgive a rushed job. Specialist papers get hung to a plumb line, with the paste and the soak time matched to the paper rather than to habit.
Bring us the roll or the reference and we will tell you what the wall needs underneath it before you buy the rest.
Hand-trimmed and feature walls
Hand-trimmed papers arrive with the selvedge still on and have to be cut by hand before they go anywhere near the wall. It is slow, and it is the reason a lot of decorators quietly decline the job.
Feature walls, chimney breasts and alcoves get set out so the pattern lands where you would want it, not wherever the first drop happened to fall.
Brush finish, no spray
Kitchen Cupboard Painting
Painting a kitchen costs a fraction of replacing one, and on solid carcasses it is usually the sensible call. We paint kitchen cupboards and frames by hand, with a brush and a roller.
No spray gear, no masking the whole room off in plastic, no overspray settling on everything you own.
Kitchen cupboard painters — how the job runs
Doors and drawer fronts come off and get painted flat on trestles, which is the only way to get a run-free finish on a panel. Carcass frames are done in place. Everything gets degreased first — kitchen doors carry more cooking grease than people expect, and paint will not key through it.
Then it is a sand, a bonding primer suited to the substrate, and two coats of a hard-wearing satin or eggshell.
Why hand-painted rather than sprayed
A sprayed kitchen looks flawless on day one. It also means an air line through your house, everything within ten feet masked, and a finish that is difficult to touch up later without redoing the whole door.
A hand-painted kitchen has a very slight brush texture that most people never notice, and when a door gets chipped in three years it can be touched in with a brush in ten minutes.
What we can and cannot paint
Solid timber, MDF and most laminate and melamine doors all take paint well with the right primer. Doors that are already peeling, water-damaged along the bottom edge, or bowed are not worth painting, and we will say so rather than take the job.
Rented property
Landlord, End of Tenancy and Void Repaints
Every day a property sits empty is money. We do end of tenancy repaints and void turnarounds for landlords, agents and property managers across Oldham, and we work to the date the house empties rather than to our own diary.
End of tenancy repaints
Scuffed walls, picture hook holes, mould spots behind furniture and the odd bit of tenant DIY that needs undoing. We fill, sand and repaint so the property photographs well and shows well.
Most two-bed terraces are a two to three day job start to finish, depending on what the last tenant left behind.
Void turnarounds to a deadline
Give us the check-out date and the check-in date and we will tell you honestly whether it fits. If it does not, we will say so up front instead of agreeing and then running over.
Where a property is empty we can hold keys and work without anyone needing to be there.
Agents and property managers
You get a written quote per property, an invoice that matches it, and photographs on completion if you need them for the file. No surprise variations halfway through.
Repeat work across a portfolio gets priced consistently, so you can budget a standard two-bed without ringing for a quote every time.
A spec that lasts between tenancies
Cheap contract emulsion in a rental is a false economy — it marks the first time someone drags a sofa past it. A durable matt costs a little more per tin and survives a full tenancy.
We will quote both if you want to see the difference before you decide.

Ring and we will arrange a look, then send the price in writing.
Blocks and shared spaces
Communal Areas and Blocks
Communal stairwells, landings and entrance halls take more abuse than anywhere in a building and get decorated least often. They are also the first thing a prospective tenant or buyer sees.
Stairwells and landings
Stairwells are awkward by nature — high walls over a stair flight, no flat place to stand a ladder, and residents needing to get past all day. We work off proper staging rather than balancing a ladder on a step, and we keep one side of the stair clear at all times.
Working around residents
Nobody gets locked out of their own front door. We work in sections, keep the route in and out usable, and clear tools away at the end of each day rather than leaving a landing full of gear overnight.
Put a notice up three days before we start. Residents who know what is happening are far less bothered than residents who come home to a sheeted landing with no explanation.
Freeholders, RMCs and managing agents
Quotes go out in writing with the spec set out so leaseholders can see what they are paying for. Where a block is being decorated on a cycle, we can price the whole cycle rather than one landing at a time.
Finishes that survive a communal hall
A scrubbable finish on the lower half of a communal wall saves redecorating in two years. Bag scuffs at handrail height are the wear you will see first, and a durable finish takes a wipe rather than a repaint.
Business premises and site work
Commercial and Subcontract Site Work
We take on commercial painting and decorating alongside the domestic work — shops, offices, salons and small units around Oldham and Manchester.
Where the job is bigger than one pair of hands, we bring in decorators we have worked with for years rather than whoever is available.
Commercial painters and decorators
Work gets booked before opening, after closing or over a weekend, so you are not turning customers away while we are there. Evening and weekend work is normal for us, not a favour.
Everything is covered by £1m public liability, and we can provide the certificate and method statements before we set foot on site.
Subcontract work for builders and main contractors
We take subcontract decorating packages on refurbishments and fit-outs for builders, shopfitters and main contractors. Priced by the job, invoiced properly, and finished on the programme date we agreed.
If a programme slips at your end, tell us early and we will move rather than turn up to a site that is not ready.
What we do not take on
We are an interiors firm. We do not take exterior work, spray work, artex or textured ceiling removal, or anything involving asbestos. Saying so up front saves everyone a wasted visit.
The detail work
Woodwork, Doors and Ceilings
Walls are the easy part. Skirtings, architraves, doors, stairs and ceilings are where a decorating job is won or lost, and where a rushed one shows within a week.
Two exceptions to the interiors-only rule: deck painting and fence painting. Panels, posts and gravel boards get painted, stained or treated, and decking is cleaned down before it is refinished, with beds and paving covered over before anything starts — usually a day's work on an average garden. That is where our exterior work stops: no house exteriors, no masonry or render, no roofline, and nothing above ground level.
Doors, skirtings and architraves
Interior woodwork gets sanded, filled and undercoated before the finish coat, and old gloss gets keyed properly rather than painted straight over.
Water-based satin has largely replaced oil gloss on interior woodwork — it stays white instead of yellowing, and it dries fast enough to get two coats on in a day.
Ceilings
Smooth ceilings get cut in and rolled in one pass so there is no flashing where a wet edge dried. Water stains get stain-blocked first, because emulsion alone will let a tea-coloured ring come back through within days.
We do not remove artex or textured ceilings. If yours needs skimming, that is a plasterer's job first and we will happily decorate afterwards.
Stairs, spindles and bannisters
Spindles are slow work and there is no shortcut that looks right. Each one gets sanded and cut in by hand. A staircase is usually a job on its own rather than something squeezed into the end of a hallway day.
Stripped or stained bannisters can be brought back to a clear finish or painted, and we will tell you which suits the timber you have.
Preparation, filling and making good
Cracks, dents, blown plaster and old fixing holes all get made good before anything is painted. On a house that has moved, cracks at the wall-to-ceiling junction get caulked so they do not reopen the first cold week.
Preparation is most of the labour on a decorating job. Anyone quoting a lot less than everybody else has usually taken it out.

FAQ
Questions we get asked
How much does painting and decorating cost?
It depends on the state of the walls far more than on the size of the room. A room that needs filling, sanding and lining costs more than a room that needs two coats over sound paintwork.
We come and look, then send a written price with the spec set out. The quote is free, there is no obligation, and the price does not move once we have agreed it.
Do you charge a day rate or price the job?
Almost always a fixed price for the job. A day rate leaves you carrying the risk if the work runs long, and a fixed price does not.
We will work on a day rate where it genuinely suits — snagging, a list of odd jobs, or work alongside a builder where the scope keeps changing. Ask and we will tell you which is cheaper for what you have.
Do you do exterior painting?
No. We are an interiors firm — walls, ceilings, woodwork, wallpaper and kitchens. Exterior work depends on the weather and holds up everyone else's booking when it rains, so we leave it to firms who specialise in it.
Do you spray kitchen cupboards?
No, we hand-paint them with a brush and roller. Doors come off and get painted flat on trestles, so you get a clean finish without an air line running through the house or overspray on everything nearby.
It also means a chipped door can be touched in later with a brush rather than resprayed.
Can you hang specialist and hand-trimmed wallpaper?
Yes, and it is work we want more of. Grasscloth, silks, foils, mica and heavy vinyls all get hung to a plumb line with the paste and soak time matched to the paper.
Hand-trimmed papers get cut by hand before they go on the wall. Send us the reference and we will tell you what the wall needs underneath it.
Do you work for landlords and letting agents?
Yes. End of tenancy repaints and void turnarounds are a big part of what we do. Give us the check-out and check-in dates and we will tell you honestly whether it fits before you commit.
Quotes go per property, the invoice matches the quote, and we can send completion photographs for your file.
Can you remove artex or textured ceilings?
No. Textured ceiling removal and anything involving asbestos are not work we take on. If a ceiling needs skimming, get a plasterer to it first and we will decorate once it is dry.
Which areas do you cover?
